Important Notice — Scope of these Terms
These Booking Terms and Conditions apply exclusively to reservations made directly with Genesis Villa via email, our website (genesis-villa.com), or any other direct booking method agreed with us.

If your booking was made through a third-party platform — including but not limited to Airbnb or Booking.com — these terms do not apply. In that case, your booking is governed solely by the terms and conditions of the platform through which you booked. We strongly recommend that you read those terms carefully before confirming your reservation.

1. These Terms

1.1 What these terms cover

These are the terms and conditions governing your accommodation booking at Genesis Villa with GENESIS YPIRESIES TOURISMOU L.P. (hereinafter "we", "us" or "the Company"). By making a booking, you agree to be bound by these terms in their entirety.

1.2 Why you should read them

Please read these terms carefully before making a booking. They tell you who we are, how we provide accommodation, how you and we may change or end the contract, what to do if there is a problem, and other important information. If you have any questions, please contact us before confirming your booking.

2. Information about us and how to contact us

2.1 Who we are

We are GENESIS YPIRESIES TOURISMOU L.P., a company incorporated and registered in Greece, with registered office at Atlantos 21, 17561 Athens, Greece (ΓΕΜΗ: 171051001000). We are the exclusive managers and lessors of Genesis Villa, located in Sivota, Lefkada, Greece (Short-Term

Rental Registration Number AMA: 00003956773).

2.2 How to contact us

You may contact us through the following channels:

2.3 How we will contact you

If we need to contact you, we will do so by telephone or in writing to the email or postal address you provided at the time of booking.

2.4 "Writing" includes emails

When we use the words "writing" or "written" in these terms, this includes emails.

3. Your booking

3.1 Your agreement when making a booking

When you make a booking with us, the first named person on the booking (the "Lead Booker") agrees, on behalf of all persons included in the booking, that they:

– Have read these terms and have the authority to accept them and be bound by them on behalf of all members of the party.

– Consent to our use of personal data in accordance with our Privacy Policy, and are authorized to provide us with the details of all members of the party, including, where applicable, special

category data.

– Are over 18 years of age and that all members of the party meet any age requirements applicable to the services booked.

– Accept financial responsibility for payment of the booking on behalf of all persons named on the booking.

3.2 How to make a booking

You may initiate a booking directly with us through the following channels:

– By direct booking agreed with us

If your booking is made through a third-party platform (e.g. Airbnb or Booking.com), the terms and conditions of that platform will govern your booking with regard to payments, cancellations and other

matters. These Genesis Villa booking terms apply exclusively to bookings made directly with us.

3.3 What happens when you initiate a booking

Once you initiate a direct booking, we will send you a booking proposal by email. To confirm your booking, you will be required to sign the booking contract and pay the applicable deposit as set out in

clause 5.

3.4 You must ensure the villa is right for you

It is your responsibility to read carefully the description of Genesis Villa and its surroundings, and to verify that the property is suitable for the needs of your group. If you or any member of your party has specific requirements, please contact us before making your booking.

3.5 You must provide us with full details of your party

In accordance with applicable Greek law (Law 4172/2013), you are required to provide us with the details of all members of your party in two stages:

– At the time of booking confirmation: full details of the Lead Booker (full name, passport or identity document number, nationality, date of birth, email address and telephone number), to be completed via the registration form we will send you together with the booking contract.

– No later than 14 days before your arrival date: full details of all remaining members of the party (full name, passport or identity document number, nationality and date of birth). For bookings

made less than 14 days before arrival, all party details must be provided at the time of confirmation.The use of Genesis Villa, its grounds and amenities is strictly reserved for those persons named on the booking. The presence of any persons not included in the booking — even if not staying overnight — requires our prior written consent.

4. Our contract with you

4.1 How we will accept your booking

Our acceptance of your booking will take place when we send you a confirmation invoice detailing your stay. At that point, a contract will come into existence between you and us, governed by these terms.

4.2 Your responsibility to check your documents

Please check your confirmation invoice carefully as soon as you receive it. Contact us immediately if you notice any errors or incomplete information. Ensure that the names on the confirmation match exactly those in the passports of all party members.

4.3 If we cannot accept your booking

If we are unable to accept your booking, we will notify you in writing and will not charge you. If payment has already been made, a full refund will be issued.

4.4 Your booking reference

We will assign a reference number to your booking. Please quote this reference in all correspondence with us.

5. Price and payment

5.1 Pricing

All Genesis Villa prices are quoted in euros (€). The final price displayed includes applicable Greek VAT (currently 13% on tourist accommodation services), the Greek tourist stay tax, and any other applicable taxes and levies. There are no hidden charges.

5.2 Pricing errors

If we identify a pricing error before accepting your booking, we will notify you immediately and give you the option to confirm at the correct price or cancel without charge. If an error is obvious and

unmistakeable, we reserve the right to cancel the booking and refund any sums paid.

5.3 Price guarantee after confirmation

Once your booking has been confirmed, the total price is guaranteed and will not be increased, except in the case of a pricing error (clause 5.2) or modifications requested by you (clause 6).

5.4 Maximum occupancy

The maximum occupancy of Genesis Villa is 10 persons (adults and children combined). This maximum will be stated on your confirmation invoice and may not be exceeded without our prior written consent.

5.5 Accepted payment methods

We accept the following payment methods:

– International bank transfer (details provided upon booking confirmation). This is our primary and preferred payment method.

– Credit or debit card payment via a secure payment link sent to you by email, where this option is available. We will advise you at the time of booking whether this method is available for your

booking.

All payments must be made in euros (€). Any bank or currency conversion charges are the responsibility of the guest.

5.6 Payment schedule

The payment schedule is as follows:

– A non-refundable deposit of 30% of the total invoice amount is due at the time of booking confirmation. Payment of this deposit confirms your acceptance of these terms and conditions in their entirety.

– The remaining balance (70%) is due no later than 60 days before the start of your stay. This deadline coincides with the point from which higher cancellation charges apply (see clause 7.3), ensuring that the full amount has been received before any significant cancellation charge becomes applicable.

– If the booking is made less than 60 days before the arrival date, 100% of the total amount is due at the time of booking confirmation, given that cancellation charges of 60% or more would immediately apply.

The cancellation charge applicable at any given time will never exceed the total amount paid by the guest up to that point. If the balance has not been paid by the due date and the applicable cancellation charge exceeds the deposit already held, we reserve the right to treat your booking as cancelled, retain the deposit in full, and claim the outstanding cancellation charge in accordance with clause 7.

5.7 Security deposit

A security deposit of EUR 2,000 is required by bank transfer as a guarantee against any damage, loss or deterioration to the property, its contents, installations or equipment beyond normal fair wear and tear.

The deposit may not be applied to routine maintenance, standard end-of-stay cleaning or property improvements.

The security deposit is due as follows:

– For bookings made more than 14 days before the arrival date: the security deposit must be paid no later than 14 days before arrival, separately from the booking balance.

– For bookings made 14 days or fewer before the arrival date: the security deposit must be paid together with the full booking amount at the time of confirmation.

Failure to pay the security deposit by the due date will be considered a material breach of contract. In such event, we reserve the right to cancel the booking without any obligation to refund amounts already paid, and the cancellation charges set out in clause 7.3 will apply.

6. Your right to make changes to your confirmed booking

6.1 How to request a change

If you wish to make any changes to your booking after receiving your confirmation invoice, you must notify us in writing as soon as possible. We will advise whether the change is possible and of any

consequential price adjustments. If we cannot accommodate the change, you may wish to cancel (see clause 7).

6.2 Changes to your party

– Reducing your party size: reductions are not permitted once a booking has been confirmed and will not entitle you to any reduction in price or refund.

– Increasing your party size: permitted up to the maximum of 10 persons, provided we are notified in writing before the balance payment. The price may be adjusted accordingly.

– Changing individual party members: permitted up to 30 days before arrival, subject to our confirmation. Changes of Lead Booker are subject to clause 6.3.

– The party must always include at least one adult aged 18 or over.

6.3 Bookings are personal and non-transferable

Bookings at Genesis Villa are personal and non-transferable. The booking contract is linked to the Lead Booker and the party members identified at the time of confirmation and may not be assigned or

transferred to any other person or group. If the Lead Booker is unable to use the booking, the booking must be cancelled in accordance with the cancellation policy set out in clause 7. Any new interested party may make a fresh booking subject to availability at the time.

6.4 Date changes

Date change requests must be submitted in writing at least 60 days before your original arrival date and are subject to availability. If the new dates fall in a lower pricing period, the original price is maintained. If higher, the price difference will apply. Requests received less than 60 days before arrival will be treated as a cancellation.

6.5 Changing the property

Genesis Villa is the only property we manage. Any request to change to a different property will be treated as a cancellation of the original booking.

7. Cancellation of your confirmed booking

7.1 Your right to cancel

You may cancel your confirmed booking at any time before the start of your stay. The Lead Booker must notify us in writing at genesis.sivota@gmail.com. Cancellation is only effective upon our receipt of written notification. Cancellation charges will apply as set out in clause 7.3.

7.2 How we calculate cancellation charges

In calculating cancellation charges we have taken into account expected cost savings and the possibility of re-letting the property for the cancelled dates. Where expressed as a percentage, the charge is calculated on the total invoice amount, excluding non-refundable amendment fees.

7.3 Cancellation charges

The following cancellation charges apply based on the notice period received prior to your arrival date.

The payment schedule set out in clause 5.6 has been structured to ensure that the total amount paid at any given time is always equal to or greater than the applicable cancellation charge, so that we are able to retain the amounts due without further claim in most scenarios.

7.4 No cooling-off period

In accordance with applicable Greek consumer protection law (Law 2251/1994 and transposed EU legislation), there is no 14-day right of withdrawal for accommodation contracts for specific dates. By

confirming your booking, you expressly acknowledge and accept this condition.

7.5 Refunds

Where a refund is due, we will return the applicable amount by bank transfer in euros, less any cancellation charges, within 14 calendar days of receiving your written cancellation notice.

7.6 Travel insurance

We strongly recommend that you take out comprehensive travel insurance before or at the time of booking, covering cancellation, medical expenses, personal liability and loss or theft of baggage.

Depending on the reason for cancellation, you may be able to reclaim cancellation charges under your insurance policy. We can provide a cancellation invoice upon request.

8. Our right to make changes to or cancel your confirmed booking

8.1 If you do not pay the balance on time

We reserve the right to cancel your booking and retain the deposit if you fail to pay the outstanding balance by the due date.

8.2 If the maximum occupancy is exceeded

We reserve the right to terminate your booking if the number of persons staying at Genesis Villa exceeds that stated on the confirmation invoice without our prior written consent. No refund will be made in this event.

8.3 If we must change or cancel due to Events Beyond Our Control

If we are required to significantly change or cancel your booking due to Events Beyond Our Control (see clause 14), we will be unable to pay compensation or meet any costs you incur. You will, however, be entitled to a refund of amounts paid, less any costs we cannot recover.

8.4 If we change or cancel for reasons within our control

If we are required to significantly change or cancel your booking for reasons within our reasonable control and cannot offer a suitable alternative, a full refund of all amounts paid will be made. We will have no further liability beyond this refund.

9. Your responsibilities

9.1 Travel insurance

We strongly recommend that you take out adequate travel insurance covering cancellation, medical assistance, personal liability and loss of baggage, as well as any activities you plan to undertake during your stay.

9.2 House Guide

Prior to the start of your stay, we will provide you with the Genesis Villa House Guide, which contains property rules, instructions and recommendations. You are required to read it in full and comply with all guidelines and restrictions therein.

9.3 Travel advice

We recommend that you consult the travel advice issued by the relevant authorities in your country of residence in relation to Greece before booking and before the start of your stay.

9.4 Behaviour

You and all members of your party are expected to behave in an orderly and considerate manner. If your behaviour is causing or is likely to cause distress, danger or damage to the property, we reserve the right to terminate your booking immediately without further liability. You and your party will be jointly and individually liable for any damage or losses caused.

9.5 Commercial photography and filming

Commercial and/or editorial photography or filming at Genesis Villa is strictly prohibited without our prior written consent. Failure to obtain such consent will make you liable to reimburse us for any lost revenue and other losses we reasonably incur as a result.

9.6 Events

The organisation of events of any nature at Genesis Villa (weddings, parties, retreats, corporate activities, etc.) is prohibited without our prior express written consent. We reserve the right to grant or

refuse such requests at our sole discretion, and where consent is granted, specific additional conditions and supplementary charges may apply.

9.7 Security of the property

It is your responsibility to ensure that Genesis Villa is adequately secured at all times: locking doors and windows when leaving or retiring for the night, securing valuables in the safe provided and ensuring all installations are properly secured when not in use.

9.8 Pets

Pets are not permitted at Genesis Villa without our prior express written consent. Requests must be made before confirming your booking, stating the type and size of the animal. We reserve the right to grant or refuse such requests, and where permission is granted, additional conditions may apply.

9.9 Smoking policy

Smoking is permitted in the outdoor areas of Genesis Villa. Smoking is strictly prohibited inside the villa. Please use outdoor areas responsibly and take all necessary precautions to avoid any risk of fire,

particularly during the summer months.

9.10 Passports, visas and documentation

It is your responsibility to verify and fulfil all passport, visa, health and immigration requirements applicable to your travel to Greece. We accept no liability if you are unable to travel due to failure to

comply with documentation requirements.

10. If there is a problem during your stay

10.1 How to report a problem

If you have a complaint or issue during your stay, you must notify us immediately using the contact details in clause 2.2. Only by reporting the problem promptly will we have the opportunity to address it during your stay.

10.2 If you remain dissatisfied after your stay

If you wish to submit a formal complaint following your stay, please do so in writing within 28 calendar days of your departure date. We will investigate and provide a full response as soon as possible.

11. Our responsibilities to you

11.1 Our duty of care

We are committed to managing Genesis Villa with the diligence and care appropriate to a luxury tourist accommodation provider, in compliance with applicable Greek law, including Law 4472/2017 and Law 5170/2025. Our liability is limited to losses proved to have been caused directly by our failure to meet this duty.

11.2 Exclusions of liability

We will not be responsible for any injury, illness, death, loss, damage, expense or claim resulting from:

– Acts or omissions of the guest or any member of the party.– Acts or omissions of third parties unconnected with the accommodation which were unforeseeable or unavoidable.

– Events Beyond Our Control (see clause 14).

– Improper or reckless use of the villa's facilities, including the swimming pool, jacuzzi, private jetty and sea access.

11.3 Services not included in our contract

We accept no liability for services not forming part of our contract, including additional services contracted directly with third parties, excursions, activities, or any service not expressly advertised by us as part of your Genesis Villa booking.

11.4 Unforeseeable losses

We accept no liability for indirect or consequential losses, or for losses that could not reasonably have been foreseen based on the information provided at the time of booking, nor for losses related to any commercial or professional activity of the guest.

11.5 Liability we cannot exclude

Nothing in these terms excludes or limits our liability where Greek law does not permit such exclusion, including liability for death or personal injury caused by our negligence, for fraud or fraudulent

misrepresentation, or for failure to comply with the safety obligations established by Law 5170/2025.

11.6 Limits of liability

Where our liability is legally enforceable, it shall be limited as follows:

– Loss of or damage to luggage, personal belongings or money: the maximum amount we will pay is equivalent to the excess on your travel insurance policy for this type of loss.

– Other claims not involving death or personal injury: the maximum amount we will pay is equivalent to three times the total price paid by or on behalf of the affected person(s), and only

where no benefit whatsoever was received from the booking.

12. Civil liability insurance, security deposit and damages

12.1 Mandatory civil liability insurance

In accordance with Article 3 of Greek Law 5170/2025 (in force from 1 October 2025), Genesis Villa holds civil liability insurance issued by a licensed insurance company in Greece. This insurance covers third-party claims for bodily injury or material damage attributable to the property or its management. This cover is independent of and additional to the guest's own liability for damage caused to the property.

12.2 Security deposit

The security deposit of €2,000 is payable by bank transfer in accordance with the schedule set out in clause 5.7. This amount will be held during your stay as a guarantee against any damage, loss or

deterioration to the property, its contents, installations or equipment beyond normal fair wear and tear. The deposit may not be applied to routine maintenance, standard end-of-stay cleaning or property improvements. Failure to pay the security deposit by the due date constitutes a material breach of contract, entitling us to cancel the booking without refund.

12.3 Security deposit return procedure

The security deposit will be managed as follows:

– We will carry out an inspection of the property following your departure.

– If no damage or loss is identified, the full deposit will be returned within 7 calendar days of your departure date, by bank transfer to the originating account.

– If damage or loss is identified, we will notify you in writing within 7 calendar days of your departure, with details of the damage, photographic evidence and a supporting estimate or invoice. The remaining balance after justified deductions will be returned within 7 calendar days of that notification.

– Any deduction from the deposit will be duly substantiated. We may not retain any portion of the deposit in respect of normal fair wear and tear.

12.4 Guest liability for damage

You and all members of your party are jointly and individually liable for any damage or loss caused to Genesis Villa and its contents during your stay, in accordance with Articles 297–300 and 574–618 of the Greek Civil Code. You are required to report any damage to us as soon as it occurs and not to wait until the end of your stay.

12.5 Damage not exceeding the security deposit

Where the damage caused does not exceed €2,000, the cost of repair or replacement will be deducted from the deposit and the remaining balance returned in accordance with clause 12.3.

12.6 Damage exceeding the security deposit

If the total cost of repair or replacement exceeds €2,000, the deposit will be retained in full and you expressly agree to pay the additional amount within 14 calendar days of our written notification, duly substantiated with supplier estimates or invoices. If payment is not made within this period, we reserve the right to pursue the matter through the appropriate legal channels under Greek law, and you will be responsible for any legal costs arising.

12.7 Significant or intentional damage

In the event of significant, intentional or grossly negligent damage, we reserve the right to claim the full amount of losses regardless of the security deposit amount and without limitation, through such legal means as are available under applicable Greek law.

12.8 Guest travel insurance

We strongly recommend that you take out travel insurance prior to your arrival including personal civil liability cover, third-party damage cover and cover for loss of or damage to your personal belongings.

Genesis Villa accepts no liability for the loss, theft or damage of guests' personal belongings during their stay.

13. Swimming pool, jacuzzi and sea access safety

13.1 Swimming pool

Genesis Villa has a private swimming pool. Swimming pools carry inherent risks. Before use, please physically check the depth and layout, including changes in depth and any infinity edge. Depth markings are not always accurate. Running, diving and entering the pool under the influence of alcohol are strictly prohibited. Children must be supervised at all times by a responsible adult. Check the condition of the pool each day and report any defect immediately.

13.2 Jacuzzi

Genesis Villa has a private jacuzzi in the master bedroom en-suite. Use carries specific risks, particularly for persons with cardiovascular conditions, pregnant women, children and persons under the influence of alcohol or medication. Ensure that children are supervised at all times.

13.3 Private sea access and jetty

Genesis Villa has private direct sea access via external steps and a private jetty. The steps and path to the jetty involve changes in level requiring particular care, especially with children and persons with limited mobility. Children must be supervised at all times in the jetty area. We recommend appropriate footwear and caution on potentially wet or slippery surfaces.

13.4 Terraces and outdoor areas

Genesis Villa has terraces, balconies and outdoor areas that may feature changes in level, steps or drops. Children must not access these areas unsupervised. Climbing on railings, walls or any structural

element is strictly prohibited.

13.5 Limitation of liability

Except where liability cannot be excluded by law (see clause 11.5), neither Genesis Villa nor GENESIS YPIRESIES TOURISMOU L.P. accepts any liability for death or personal injury arising from use of the

swimming pool, jacuzzi, jetty or sea access where such injury results from the guest's or party member's own lack of care.

14. Events Beyond Our Control

14.1 Definition

"Events Beyond Our Control" means any situation beyond the reasonable control of Genesis Villa or its suppliers whose consequences could not have been avoided even with all reasonable measures taken, including without limitation: war, civil unrest, terrorist activity, strikes, natural or nuclear disasters, adverse weather, flooding, epidemics and pandemics, fire, airport or port closures or restrictions, entry restrictions imposed by any competent authority, or any other governmental restriction affecting the provision of the service.

14.2 Liability for Events Beyond Our Control

Except as otherwise stated in these terms, we will not be liable for any compensation, costs or expenses where performance of our contractual obligations is prevented or affected by an Event Beyond Our Control.

15. Special requests, medical conditions and reduced mobility

15.1 Special requests

Special requests must be advised at the time of booking and confirmed in writing. We will endeavour to meet all reasonable requests but cannot guarantee fulfilment unless expressly confirmed in writing. We do not accept conditional bookings whose confirmation depends upon the fulfilment of a specific request.

15.2 Medical conditions and reduced mobility

If you or any member of your party has a medical condition, disability or reduced mobility that may affect your stay, you must inform us before confirming your booking so we may advise on the suitability of the property.

15.3 Medical assistance during your stay

We are not medical experts. Should you require medical attention during your stay, you may contact the Greek emergency services (EKAB: 166). The acceptance and cost of any medical treatment are your sole responsibility.

16. Natural environment and surrounding area

16.1 Noise

We ask that you respect the natural and residential environment of Sivota, Lefkada, and refrain from generating noise or disturbance that may affect neighbours. Neither Genesis Villa nor GENESIS

YPIRESIES TOURISMOU L.P. is responsible for noise or disturbance originating beyond the property boundaries or beyond our control.

16.2 The surrounding area

We are not responsible for changes to the area surrounding Genesis Villa, whether due to natural causes (fires, storms, coastal erosion, plant disease, etc.) or the actions of third parties (construction

work, landscaping, etc.), which may affect enjoyment of the property or its surroundings.

17. Use of your personal data

We will only use your personal data in accordance with our Privacy Policy, available at https://www.genesis-villa.com, and in compliance with the General Data Protection Regulation (GDPR) and applicable Greek data protection legislation. Your data will be processed for the purpose of managing your booking and stay, and will not be shared with third parties except where necessary for the provision of the service or required by law.

18. Other important terms

18.1 Transfer of this agreement

We may transfer our rights and obligations under these terms to another entity with prior written notice to you. Such a transfer will not affect your rights under the contract.

18.2 Third-party supplier conditions

Some additional service providers may have their own terms and conditions which may limit or exclude their liability to you. Copies are available on request.

18.3 Transfer of your rights

You may only transfer your rights or obligations under these terms to another person with our prior written consent.

18.4 Parties to this contract

This contract is between you and all persons named on the booking, on the one hand, and GENESIS YPIRESIES TOURISMOU L.P., on the other. No third party shall have any rights under it, except as

provided in clause 18.3.

18.5 Severability

Each clause of these terms operates independently. If any court or competent authority finds any of them to be unlawful or unenforceable, the remaining clauses will continue in full force and effect.

18.6 Waiver

If we do not insist immediately upon your compliance with any obligation under these terms, or delay in taking steps against you for a breach, this shall not constitute a waiver of our right to enforce compliance or take action at a later date.

18.7 Governing law and jurisdiction

These terms and conditions are governed by the laws of Greece, including Law 2251/1994 on consumer protection, Law 4472/2017 on short-term tourist rentals, Law 5170/2025 on short-term rental property specifications, and applicable EU legislation transposed into Greek law. Any dispute arising from these terms shall be subject to the jurisdiction of the competent courts of Greece.
